Lelong on 22 May @ Property Auction House

Hari ini mmg byk keje kene buat. Tp yg paling penting hari ni ialah lelong di PAH. aku mmg bzz sungguh hari ni dan aku tak berkesempatan utk pergi ke sana. So aku hantar wakil. Dalam PAH ni aku bid 3 bijik rumah. Tp yg paling best, aku hanya bekalkan wakil aku 2 bank draf saje.. gamble giler... ini laporan daripada wakil aku yg ada kat sana... rumah yang paling hot ialah low-cost la... rp45k naik sampai 68k dan 73k... so baik tak payah masuk lelong... beli lelong mcm beli subsale je... dah la market price kat situ 70k je.. aku salah sorg yg masuk bid rumah kat sg besi ni.. ada 9 bidder... hahaha... ramai yg datang, dan ramai pembeli adalah MELAYU dan agen cin ya nun alif... aku tak tahu la perasaan aku time mendengar wakil aku bercerita nih... aku rasa mcm kesian giler.. kenapa tak pilih org kita? kenapa nk menguntungkan org lain? mmg la rezeki masing2.. tu aku paham la, tp kenapa boleh jadi gitu.. aku rasa lepas ni aku nk buat satu strategi baru utk lebih menarik perhatian org kita kepada kaum kita... aku harap apa yg aku buat ni akan berjaya... doakan la yea... di PAH wakil aku menang dengan RP rumah tersebut. alhamdulillah... ini adalah client yang ketiga aku dan yang pertama secara officialnya sejak penubuhan company jom2lelong.. rumah ni pun aku dah pecah masuk... so mmg cantik giler la... terpulang la pada client aku apa nk buat... pada aku rumah ni kene touch up skit je.. lepas tu dah ok dah... apa pun, aku nk bg korang menjamu mata dgn beberapa keping gambar nie... lama dah tak masuk gambar sejak ada masalah ari tu... sorry yea....enjoyyy.....

Hari Lelong + Bzzz dayyy....

Salam. 1st aku nk minta maaf byk2 sbb smlm aku tak reply langsung email. Aku mmg tak bukak email dari pagi sampai mlm. Sori byk2 k. So pagi ni aku reply email yg smlm. Byk jugak, tp aku cuba reply yang aku mampu. Smlm berlangsung auction di Ehsan untuk RHB Bank dan RHB Islamic Bank. Aku ambik bahagian untuk lelongan ni. Rumah yang aku bid tu di Desa Pinggiran Putra, RP 115k. ada 2 org bidder, aku dan ada husband n wife.aku budget dalam 125k je, then bila dah lebih 126k aku let go. Aku tak kisah la pasal tu. insyaALLAH ada rezki di masa depan.

Pagi2 smlm aku dah kuar rumah, pegi bank buat bank draf ambik buku check sbb dekat sebulan duduk bersarang kat bank sbb tak collect... uhuhu... kene tegur dgn pegawai bank-padan muke...hahaha.. then aku sembang2 dgn pegawai yg biasa dgn aku tu... berborak2 ttg property... kemudian aku terus ke ssm.. bukak company... hehehehe... aku mcm tak caya aku dah bukak company... bukan utk apa pun, company ni utk masa depan.. so esok aku kene bukak akaun utk company aku nih... so aku guna CIMB. dah contact member aku utk company ni then dia cakap bawak je,nanti manager dia akan jadi introducer... mcm mana nk bukak company?? senang giler... pegi je ssm kat the mall tu... mintak borang, isi je borang tu.. siap isi pegi ambik nombor... then tunggu dia panggil utk semakan nama syarikat... then dia akan ceraikan satu nombor utk kita... so tunggu dia panggil kali ke 2 utk buat bayaran.... lepas buat bayaran pegi duduk dulu then tunggu nombor di panggil kali ke 3 utk ambik perakuan pendaftaran... ini makan masa dalam 1jam ke 1jam setengah... then boleh la balik... senang giler beb... aku daftar enterprise je... kene ingat, hanya abjad sahaja boleh buat nama syarikat... aku ni sbb tak tahu, buat la jom2lelong enterprise..ambik ko kene reject..hahaha..lepas tu penin nk pk nama lain... so better korang prepare 3 4 nama takut2 kene reject... so dah buat sekali, lepas ni dah tahu mcm mana nk buat...hehhee... so korang jgn buat salah mcm aku buat..aku ni mmg blurrr smlm... lepas tu, aku terus ke Ehsan utk auction...

Smlm waktu auction, dengan ulat2 lelong ni biasa la.. aku dah malas nak cakap pasal nie.. tp kali ni aku nk cakap lagi....hahahaha... thanks to wan n farid sbb sudi berbual2 dgn aku...aku ni ibarat mcm buah kelapa muda yang baru nk berjinak2 dengan dunia lelong...hehehe... smlm ada satu kisah yang aku suka nak kongsi dengan semua org. malah, kisah mcm aku nk citer ni byk berlaku dengan kawan2 yang lain tp ni lebih agresif.al kisahnya begini, ada sekor ulat lelong ni, datang menempek kat aku. tanya aku ambik lot mana. then aku biasa la, cakap kat kajang, padahal ulat ni dah tahu lot aku...siut betul... then dia cakap kat aku, ada 2 org yang lot sama dengan aku. aku cakap ok la.. dia tanya lagi, tak nak runding ke? aku cakap la aku nk lawan. then dia blah. aku jumpe dgn agen cina yg biasa aku borak2..mmg aku kenal dari tahun lepas lagi agen cina ni.. aku cakap la, ulat tu mana datang? geram betul aku.. agen tu cakap, dia tu mmg suka push, dia pun tak suka dgn ulat nie.. duduk dalam 10minit ulat tu datang lagi cakap dah ada 3 org masuk lot aku.. dia suruh runding, aku cakap aku nak lawan.[dgn nada yg kuat]..terus blah... then aku nampak dia cakap dgn wan n farid..aku dah agak dah ni, mesti nak kelentong.. aku tgk wan n farid keluar, then aku keluar tnya ambik lot apa... then aku borak2 dgn wan.. aku cite la pasal blog nie..[pomot skit..hehehe] cakap la serba sedikit pasal lelong ni... wan cakap, ulat tu nk bg 2k kalau dia tarik diri...kalau tak tarik diri dia offer wan byar. dgn berani ni si ulat ni masuk dalam ambik peddle sapa2 ntah then tunjuk bahawa dia ni konun mmg serius nk beli.. aku pun tinggalkan wan dgn member dia... then bila nk start, aku borak2 la dgn wan... wan tak terima ulat nyer offer... bagus wan... tiba masa lot wan, mmg si ulat mangkuk ni tak masuk pun bid!!! mmg jahat nk mampus... dah la time bid tu tak der kat situ..dah tak dapat mangsa, terus blah...saje nk makan duit atas angin... giler mangkuk betul... kalau la wan terima offer dia, mmg masak la wan kene tipu... tp alhamdulillah tak kene... aku mmg tgk si ulat sekor ni aggresif giler.. sanggup pi ambik paddle sapa2 utk prove yg dia masuk bid jugak... aku tgk muka aku mmg tak caya...kecuali yg aku dah biasa... so, sapa2 yg first timer nk masuk bid, be careful ok..tak dapat rumah yg pertama tak per, at least dapat pengalaman.pengalaman yang kita dapat, next time kita boleh tahu mcm mana nk handle... dia pun tipu aku cakap ada 3 org masuk lot yg aku bid, padahal 2 je... mmg penipu giler... jaga2 ok kalau masuk auction..

jari jemari dah penat dah taip... ohh lupa satu lagi... jgn segan2 nk email aku kalau ada masalah... kalau aku boleh jawab aku jawab, tp kalau aku tak dapat jawab..aku cuba utk cari mcm mana solution k...

PL + OD + HL + Property Investment = KOS MINIMA

salam sejahtera buat pembaca-pembaca blog jom2lelong... alhamdulillah, hari ke hari kami di jom2lelong banyak terima email dan panggilan telefon bertanyakan tentang lelong dan menjana pendapatan melalui property investment... kali ni, aku nk kongsi satu teori yang aku fikirkan amat berguna dan boleh dipraktikkan... siapa yg hantar email kat aku tu, kat sini aku terangkan segalanya... sbb aku nk share benda ni agar semua org dapat fikir dan beri komen kepada aku... tp teori ni ada matematik la skit.... skit jer... matematik yang very simple dan mudah di fahami... aku cuba terangkan teori ni dengan sebaik yang mungkin.... oraitttt....

step 1 : buat personal loan di bank : RM 15,000
- bila buat personal loan kat bank sebnyk 15k, kita tak akan dapat 15k... ditolak charge stamping, dan perkara lain, kita akan dapat lebih kurang 13k.. ini anggaran aku je k... rasa mcm dapat lebih sikit....

step 2 : duit 13k tersebut, di masukkan ke dalam ASB..... dan ditukar kan kepada sijil... charge tukar kepada sijil RM10 sahaja.... so kita dalam ASB ada duit sebanyak 13k...

step 3 : sijil 13k tersebut, di buat OverDraft=OD di RHB@CIMB.... terpulang kepada pengguna la nie... kalau RHB ada kelebihan, CIMB juga ada kelebihan... so bg teori ni, aku guna RHB... so bila cagar ASB ke OD RHB, kita tak akan dapat 13K, kerana RHB akan bagi hanya 95% sahaja dari sijil tersebut... so dari 13k kita akan dapat RM12,350.....

step 4 : cari rumah lelong utk di beli pada harga 50k dan kawasan tersebut dapat disewakan pada harga rm400.... kalau dapat beli rumah tersebut pada harga lebih murah pun tak per... asalkan dapat disewakan pada harga rm400 atau lebih... kalau lebih, mmg lebih baikkkk...hehehhe

step 5 : masuk lelong rumah tersebut... kalau kene byar 10%=5k.... tp kalau kene 5%=2.5k je kan...
ini aku ambik 10%... sbb aku ambik 10% nanti aku citer kat bawah+senang kira..hahahha
12,350 - 5,000 = 7350

step 6 : lawyer 10% - aku anggarkan lawyer akan aku bayar 10%.. tp actually lagi murah... just estimate je... biar estime tinggi, tak merugikan bahkan ia safe kita dari kuarkan duit lebih... satu lg jangan lupa untuk apply loan rumah lepas menang bid ...

7350 - 5000 = 2350

step 7 : duit 2350 ni, just standby 2k utk misc.... nk cat balik ke, nk repair ke atau nk tambah apa2 kat rumah tu.. ibarat guna 2000 untuk misc...

2350-2000 = 350....
so baki duit ada 350......

step 8 : kita sewakan rumah tersebut dengan harga RM400......

berbalik kepada personal loan td. kalo loan RM15,000, monthly installment dlm RM149 (berdasarakan jadual PL BSN rate 5.20 utk 15 thn). monthly installment loan rumah lelong yang beli dalam RM200. so, baki daripada sewa rumah RM400-RM149-RM200= RM51. RM51 tu blh la top up dalam OD untuk kurangkan interest. kalo ikutkan pengiraan interest pd OD hanya RM45.50 sebulan. kalo 12 bln = RM546. kalo asb bagi divenden 7% setahun pun dapat dlm RM910. bkn ke nampak untung RM910-RM546=RM364. Nampak macam guna duit banyak tp kene caj rendah.

Kalo nmpk secara kasarnya, kita x guna duit gaji satu sen pun untuk buat property investment. Ini adalah salah satu cara yang aku nmpk untuk modify duit bank untuk keuntungan bersama. Kita jangan bekerja untuk duit tp biar duit yang bekerja untuk kita. Bagi yang mempunyai modal besar, blh la buat Personal Loan yang tinggi dan mencari rumah yang mahal tetapi pastikan sewa rumah boleh menampung bayaran Personal loan & Housing Loan & Interest OD. So, aku x nmpk alasan lg untuk kita semua tak ceburi bidang hartanah. aku dah penah rasa rugi, dah rasa gagal dah penah rasa pening kepala nak cari duit... tp aku cuba org lain untuk tidak jd mcm aku.... Biar kita bermula dengan sekecil2 rumah asalkan kita mahu dan ikhlas untuk melakukannya. Good luck untuk korang semua....

Alhamdulillah..................

syukur pada ALLAH s.w.t.... bersyukur kepadaNya kerana memberiku rezki yang tak terjangka dalam seminggu dua ni... alhamdulillah... anak sulung jom2lelong telah berhasil...hehehe.. aku bukan apa, suka giler rasa.... aku dah dapat jual sebuah rumah aku sendiri... bukan senang oooo...ehhehehe... ni titik peluh aku yg amat berpeluh giler nak buat.... untung boleh la tahan... mmg untung... kalau sapa2 nk masuk industri hartanah ni jgn pk 2 kali, terus je usaha anda... mmg kita tak kan nampak hasil dalam sehari dua sbb hartanah ni bukan satu pelaburan cair mcm duit.... tetapi dalam 3 4 bulan kita akan dapat hasil... untuk yang buat investment, dalam masa sebulan pun dah nampak...hehehe... sekali dapat hasil, perghhh bukan kepalang la hasilnyer.... mmg gaji setahun terus.... sapa la tak nak kan... aku mmg la tersangat nak... rumah yg aku jual tu mmg kene jual bulan lepas... bukan apa, dalam planning aku, aku kene jual bulan lepas sbb nk rollong duit dalam masa 5 6 bulan lagi... subsale mmg ambik masa lama skit... so target dalam akhir tahun nak sambar lagi 1 atau 2 bijik rumah... aku ni mmg keje last minit... tp aku bukan saje2 nk buat mcm tu... aku actually bzzz dgn 'keje' aku... akhir bulan lepas ialah time paling kritikal.. so aku tak dapat la nk bg tumpuan 100%... huhuhu... bila dah lepas time kritikal tu aku pun bekerja keras utk jualkan rumah tersebut...hahaha... nk tau marketing aku buat... meh aku cite...

Aku buat iklan... satu kertas A4, aku bahagi kepada 4 iklan... so dalam satu A4 dapat 4 iklan... aku fotostatkan iklan ni dalam rm25..aku dapat 2500 iklan.... dalam 2500 iklan ni, aku letakkan semua menda ni kat postbox apartment, flat, rumah2 dan yang sewaktu dengannya... mmg takutkan nk letak iklan kat apartment... dah la ada guard... first tu mmg aku takut, tp aku buat selambe je masuk apartment yg ada guard.. mcm aku ni penghuni sana la..muka kene confident...then aku letak la iklan2 tersebut... aku letak jugak kat Tesco, Giant dan Jusco... yang aku tak leh ingt, bila letak kat Giant, siap kene halau dengan guard lagi...apalagi aku lariiiiiiiiiiiiii...hahaha... kat Jusco aku kene sound gak dengan guard,then aku bg iklan tu selamba kat guard tu... diam terus... aku pun terusss blahhh laaaa..ekekeke..... aku letak jugak iklan aku kat 7-E... aku ada gak tampal kat bus stop.... seminggu aku buat keje nie... mmg penat tak yah cakap la... dari pagi sampai kul 3 buat menda nie... duk atas motor je... berpeluh mmg la peluh... malam tu penat lah, tido lena betull.. seminggu aku keje mcm gini... aku pk jugak, berbaloi ke aku buat gini... dah la aku buat 2500 iklan tu dalam seminggu sorg je tepon.... aku rasa nak fed up giler... tak leh jalan la buat menda nie... dah tak der org tepon kan... dah la rumah ni kene jual cepat... aku hampir buntu giler.. tp bila masuk minggu kedua, barulah tepon aku berdering2... then aku baru paham, menda2 yg iklan ni akan ambik masa 2 minggu dan lebih utk effective...itu rumusan aku la kan... aku jugak buat iklan kat internet... korang buat la iklan kat mudah.my.. bagus n effective... aku amat suka... hehehe...

alhamdulillah, semuanya dah beres... malah ada lagi yg tepon nk rumah... aku pun cadang la rumah lelong ni... tp ada pro n cons la kan... stendet... kadang2 kita kene menokok arus untuk berjaya... bukan senang kita nk senang... bukan mudah untuk berjaya... ni contoh, aku buat iklan rm25+ minyak motor=rm50.... alah motor ex5 je, brapa sangat la minyak nyer...hehehe... tp berbaloi tak dengan modal rm50 untuk dapat rm20k??? contoh je tu.. mungkin ada yg dapat banyak lagi... so, biar bersusah dulu, merasai kesusahan adalah sesuatu pengalaman yang amat bernilai utk masa depan... at least kita penah rasa kita di bawah... kita penah rasa di herdik, di marah dan disindir... waktu aku jual rumah nie, ada yg cakap depan2 aku 'lif kat sini slow la'... ada yg datang tengok2 rumah then blah je tak cakap apa... ada yg tengok rumah then cakap 'apa2 i call u balik' tu mmg ramai giler... aku dah faham dah cakap mcm tu... bila org cakap mcm tu, aku pk akan cari next person... aku tak der nk taruh harapan kat org tu... ada yg ejen call nk rumah tu client diorg... kalau property agent, aku akan naikkan harga... sbb aku tahu agent pun akan markup... untung atas angin je... kesian kat buyer... so baik aku terus deal dengan buyer... itu cara aku... mungkin korang ada cara yang lebih, boleh cadang kat aku okeh... aku berusaha untuk mencari cara yang terbaik utk semua org...hehehe... kalau sudi berkongsi dengan aku, aku amat alu-alukan... okeh...

Tanah & Rumah Di Lelong di Kelantan

Post kali ini kita pergi jauh sket meneroka dunia lelongan. Kali ini, tanah & rumah di kelantan. Tp perlu diingatkan, mengikut pembacaan aku, hanya anak negeri Kelantan sahaja yang boleh membeli tanah & rumah di Kelantan. Berbalik pada lelong, kalo diikutkan kawasan ini sesuai untuk buat homestay. Walaupun bisnes homestay ni kurang berkembang tetapi masa akan datang mmg nmpk peluang yang cerah. Lebih-lebih lagi masa cuti sekolah atau cuti umum.

Yelah, kalo bercuti dikelantan mesti nk shopping. pulak tuh, sure bwk family ramai2. kalo ramai2, x kan nk menyewa hotel yang sebilik RM150. bayangkan brapa bilik hotel la nk sewa kalo dtg dalam 20 orang sekeluarga. Masa cuti sekolah la nk bawa anak-anak jalan, bawa mak ayah jalan dan sedara mara yang lain. Sedangkan menyewa di homestay baru 200 lebih semalam. Ada 3 bilik dan tambahan toto utk tido di ruang tambahan di dalam rumah.

So, kalo menyewa di homestay, selalunya ada 3 bilik dan lebih untung 4 bilik. ada pelbagai perabot yang lengkap mcm kat rumah. kadang-kadang lebih untung pada penyewa homestay, ada tuan rumah yang sediakan mesin basuh. Homestay ni lazimnya buat pada banglo atau semi-d. rumah yang luas & kawasan tanah lapang yang luas. blh buat macam2 xtvt. BBQ, sukaneka dan macam2 lagi.

Selalunya peralatan memasak pun lengkap di homestay. Dan untuk save budget, family yang besar biasanya masak sendiri. yelah, lg murah berbanding beli mkanan di kedai2. Peralatan rumah seperti tv, airkon, kipas, sofa dan lain-lain pun lengkap disediakan.
